Shire

This involved a corporate headquarters relocation from Cambridge, MA, in which Shire leased 45,000 SF of fully renovated space, a quarter of which was built out as a BL-2 wet lab. Shire’s entrance into the Burlington office market represented the first life sciences use permitted in that town, and required extensive entitlement work by the team prior to construction.

Palomar Medical Technologies

Palomar Medical Technologies’ new headquarters was developed by Nordblom on an 8.5-acre parcel of land at 15 Blue Sky Drive, Burlington, MA. The build-out entailed construction of a 132,000 SF Class-A office building, with expansion potential up to an additional 48,000 SF. This new headquarters is a three-story design with striking masonry and glass construction. Nordblom Development Company provided comprehensive construction management services to Palomar on a fee-for-service basis to help ensure that the vision of a corporate headquarters building was fully integrated into the Blue Sky Center environment.

Northwest Park

As one of the first technology parks in the United States, Northwest Park was established over the course of sixty years and has evolved into one of the most dynamic mixed-use environments in the greater Boston area. Significant investments are currently being made to provide facilities and amenities most desired by today’s companies. Notably, Northwest Park has recently been rezoned to 3,200,000 SF for the development of a pedestrian-friendly, amenity-rich, vibrant mixed-use environment including 3rd Ave, the dining and entertainment heart of Burlington which features five independent restaurants, six distinctive home stores, and many other unique shops.

321 Harrison Ave

Nordblom entitled and developed this new 239,000 SF Class A office tower, which was built on air rights above an existing parking garage in Boston’s South End.

Designed by SMMA, the new tower is the product of an expanded zoning envelope for Nordblom’s adjacent 242,000 SF office building.

321 Harrison features a unique side-core, resulting in wide-open floor plates, and the property benefits from unobstructed branding opportunities along its Massachusetts Turnpike frontage. The development is located directly across Harrison Avenue from a flagship Whole Foods Market.

The combined 481,000 SF complex was recently sold to a life science REIT, and is now being converted to 100% lab use.

Southline

In 2017, Nordblom purchased 135 Morrissey Boulevard (the former Boston Globe headquarters), a 695,000 SF building on 16.5 acres. Working closely with the neighbors and BPDA, Nordblom brought the vacant property ‘back to life’ as an urban innovation campus and new center for creativity, vibrancy, and ingenuity.

Nordblom rejuvenated and reconfigured the iconic building’s existing footprint, adding such amenities as a fitness center, shooting court, food hall and more.

1000 Washington Street

Formerly Teradyne’s world headquarters, this 11-story office building has been entirely repositioned as a multi-tenanted office property. Featuring a 310-car garage, 1000 Washington resides on two acres adjoining the Financial District and Back Bay. The property offers flexible 23,000 SF floors, a top-floor cafeteria and lower-level fitness center with locker rooms, plus 24/7 security personnel with key-card access. Entrance ramps to the Massachusetts Turnpike and the Southeast Expressway (I-93) are all a short distance away, while Logan International Airport is a seven-minute drive.
