In 2013, Nordblom purchased these two connected office buildings totaling 135,000 SF on 9.3 acres of land. With an ideal location, including easy access to Routes 3 and 128, this property offers an excellent alternative for a range of office, R&D, and life science tenants. Nordblom implemented a comprehensive program of renovations and innovations including a new metal façade, window system, and HVAC.
100 Endicott
This landmark corporate headquarters building overlooking Route 128 had been home to OSRAM/Sylvania for more than 30 years. Nordblom closed on this building and simultaneously leased-back 156,500 SF to the seller. As part of this transaction, Nordblom committed to the complete reconstruction of all OSRAM tenant areas, and the replacement of the base building MEP systems. This multi-phased project was managed with more than 600 OSRAM employees on site. Nordblom then repositioned the asset for multi-tenant occupancy, ultimately re-zoned for medical use, and sold to Partners Healthcare with Nordblom continuing to manage this property.
10 Presidential Way
This former distribution center was redeveloped into Class-A office space with creative plans that included the insertion of an interstitial floor in the warehouse area. Nordblom then introduced the property to market and leased it as multi-tenanted office space. The building’s main corporate user, American Tower Corporation, was admitted as an investment partner before becoming the new owner. Nordblom Management Company continues to provide full-service management, including accounting, client relations, leasing administration, and operations.

Nordblom completed its gut-rehab redevelopment in August 2019 converting the asset into a 46-unit multi-family residential building. The property consists of studio, one and two-bedroom apartment homes. This apartment community is located at 735 Truman Parkway in Hyde Park, Massachusetts. Hyde Park is a neighborhood of Boston and the asset is located approximately 20 minutes outside of downtown Boston. The site benefits from excellent access to the Fairmont MBTA station, which is only five stops from South Station, the main transportation hub of Boston. Onsite amenities include a community room, conference room, roof-deck with grilling station, fitness center, courtyard, secured bicycle storage, and 24-hour package room.

This urban asset was acquired in 2017 and is in the Glenwood South neighborhood of Downtown Raleigh.
