129–131 Middlesex Turnpike is part of Nordblom Company’s long-term evolution of Northwest Park district in Burlington. Located near the intersection of Route 3 and I-95 , and adjacent to Nordblom’s 3rd Ave development, the site consists of two obsolete 1970s-era office buildings that Nordblom plans to replace with a new luxury residential community.  

The design proposes 188 units in a mid-rise building, replacing underutilized commercial space with walkable housing capacity. The project, the first to be approved in Burlington under the MBTA Communities zoning framework, advances the Town’s compliance with the Commonwealth’s requirements.  

Part of a broader master plan that includes residential, retail, fitness, and modernized office uses, the development reinforces pedestrian connectivity between Middlesex Turnpike, Great Meadow Road, and the 3rd Ave/Northwest Park district. It reflects Nordblom’s generational stewardship and phased redevelopment strategy, reactivating commercial corridors and contributing to a more connected and resilient neighborhood.

83 Leo Birmingham Parkway reflects Nordblom Company’s commitment to repositioning underutilized urban sites into thoughtfully integrated residential environments. Formerly home to commercial broadcast facilities, the Brighton property is being redeveloped into approximately 333 multifamily residences. The mid-rise design engages both the Parkway and the surrounding neighborhood, and includes a mix of studio, one- and two-bedroom homes.  

Structured, below-grade parking preserves an active pedestrian edge along the Parkway. Landscaped courtyards, rooftop spaces, and sustainability features create an elevated resident experience.

Nordblom and Timberline Construction complete market leading amenity center renovation at Blue Sky Center

Burlington, MA Timberline Construction Corp. (Timberline) has completed upgrades to the Blue Sky amenities center, a transformative renovation at Nordblom Company’s (Nordblom) 1.3 million s/f Blue Sky Center corporate campus. The 32,200 s/f project reimagines the property’s shared spaces and fitness facilities to elevate the tenant experience and support a more connected, wellness-focused workplace.

The multi-phase project revitalized the campus amenities, introducing a sophisticated and inviting lounge, an upgraded full-service cafeteria and coffee bar featuring grab-and-go options, flexible meeting rooms and a mezzanine-level gaming suite. High-end finishes, contemporary architectural details and custom millwork blend comfort with functionality, creating an energized environment suited for today’s workforce.

The fitness center underwent a complete 7,700 s/f overhaul, including new studios, expanded weight room areas and modernized locker facilities. Exterior improvements strengthen the connection between indoor and outdoor spaces and reinforce the campus’ cohesive aesthetic, including linking the campus’ pickle ball court and outdoor patio.

The space was designed by SMMA and construction was carefully executed in two consecutive phases: 21 weeks for the fitness center and 26 weeks for the amenity renovations. Timberline worked closely with Nordblom and campus tenants to ensure smooth operations and minimal disruption within the occupied building.

The approved plan will transform the underutilized site into a modern residential development that aligns with Burlington’s long-term goals for smart growth, sustainability, and expanded housing opportunities. Blue Sky Center to Serve as New Headquarters for Medical Technology Innovator Pramand

Newmark announces the Company has arranged a 41,411-square-foot top-floor lease for medical technology company Pramand at Blue Sky Center, a world-class office/R&D campus in Burlington, Massachusetts. This move marks the Pramand’s relocation and expansion of its corporate headquarters from Bedford, Massachusetts.

Newmark Senior Managing Director Matthew Malatesta, Executive Managing Director Tyler McGrail, Vice Chairman Michael Frisoli, Associate Director Eric Jeremiah and Associate Connall Chamberlain represented building ownership, a joint venture between Nordblom Company and a global real estate private equity firm, in lease negotiations.

Ownership recently implemented a $10 million capital improvement program at the campus that will deliver a 40,000-square-foot, state-of-the-art amenity hub designed by architecture firm SMMA. Slated to debut in late Q3 2025, the hub will serve as a vibrant destination designed around collaboration and community, reinforcing Blue Sky Center’s position as an unmatched workplace environment in the market.

Pramand’s commitment comes on the heels of a 36,000-square-foot lease that Newmark arranged with Myomo, another medical technology company specializing in robotics, which signed at 45 Blue Sky and is completing its move-in this summer. Together, these transactions underscore the strong demand for modern, amenity-rich environments at Blue Sky Center.

Erland Construction Completes State-of-the-Art Facility for Myomo at 45 Blue Sky Drive

BURLINGTON, MA/TBD, 2025 — Erland Construction, in collaboration with Nordblom Company and Maugel DeStefano Architects, has completed the transformative upgrade of 18,000 square feet at 45 Blue Sky Drive for Myomo, a leader in orthotics and prosthetics robotics.

The multi-phase project was carefully coordinated to minimize disruption to the building’s occupants while creating a state-of-the-art facility tailored to support Myomo’s innovative work.

The lower level now features specialized labs dedicated to 3D printing, engineering, and quality control, enabling Myomo to advance its cutting-edge research and production capabilities. The second floor was reimagined to include new offices, an engineering lab, huddle and conference rooms, a wellness room, and a kitchen/break room. Updates also included reconfiguring mechanical, electrical, and plumbing systems, along with acoustic ceiling tiles, to enhance functionality and efficiency throughout the space.

Founded by Micaela Johnson, a self-taught sewer with a deep love for creating cherished heirloom pieces, Plaid Pine Designs utilizes organic, eco-conscious and non-toxic materials carefully designed and sourced from small businesses.

The Town’s Burlington’s Economic Development Office was awarded a grant that enabled the pop-up project. Nordblom, in partnership with UpNext brought the project to life connecting Plaid Pine Designs to a temporary space at 3rd Ave. The storefront is part of “Project: Pop-Up,” a grant-funded initiative designed to offer temporary retail space and other resources to help emerging entrepreneurs succeed.

To celebrate the grand opening, a special event will take place on June 9th at 5:00 pm at the store, located at 62 Second Ave, Burlington MA. Attendees can shop the collection and enjoy light refreshments. A portion of the proceeds will be donated to a local children’s charity. A ribboncutting ceremony will also be held on June 15th from 12:00 pm to 2:00 pm.
